Happy New Year - May 2006 be an Awesome Year!

We hope our first eNewsletter of the year finds you in good health and spirits and ready for a great new year.  Today, we launched our new website in celebration of the New Year and in preparation for some pretty high-tech stuff that will be added in the near future.  We're excited about the makeover and hope that you find the interface easy to use and full of lots of good information about real estate in the area. 

We also have an initiative underway to enhance our position with all of the major search engines. In addition to helping buyers locate real estate in the area, we expect these enhancements will be of particular benefit to our listing clients.

Real Estate Market Update

2005 was an exceptional year for real estate in the Charleston area.  Prices are up significantly with the median prices on Isle of Palms (including Wild Dunes) up 33% compared to the same period last year. Sullivan's island median prices are up 23%.

Beyond strong appreciation, 2005 will be remembered for the low inventory levels for much of the year.  The number of properties available for purchase was very tight for much of the year. As a result, many properties sold quickly and created the upward pressure on prices.  As we begin the new year, activity is getting back to ‘normal’ and inventory levels have risen, though still below historic levels.

We expect 2006 to be a strong year for real estate on the islands. There are a handful of properties on the market at some pretty hefty numbers and we look for some downward pressure to bring those prices in line with market demand.  New properties are coming onto the market at more reasonable prices (although well up from numbers of a year ago).  If you are considering investing in additional real estate, don't feel you missed the opportunity as prices will continue to rise, perhaps more in line with the 12-14% annual appreciation rates of the past. Still an outstanding return for a leveraged investment.

A Thought on New Years Resolutions

At this time of the year, most of us are feeling a little ragged, but also optimistic about the new year. Summer tans have faded and the holiday activity is winding down. January is a fruitful month for planning and change and more people initiate change for the better at this time of year than at any other time. 

I once heard a New Year's resolution being described as something that goes in one year and out the other. Don't miss out on the opportunity to plan for the new year and make the best of it.

Wild Dunes Starts Construction of The Village

The landscape of Wild Dunes is changing with the  addition of a new conference center and the start of the new condo complex.  The conference center is well underway with the outer shell in place. It is scheduled for completion this summer.  The existing conference center has been demolished and in its place is a large open lot waiting for condo construction to begin shortly. 

The initial sales release to Wild Dunes property owners was met with mixed reaction to the opportunity.  Many took advantage of the chance to get in on the ground floor, while others felt the 20% down payment to be too much to tie up while waiting the two years for construction to be completed.  Expect a release of units to the general public in the near future.


Lowcountry Living - It's a great life!

There are so many great things about living in the lowcountry, not the least of which is some pretty good fishing. Fall and winter fishing brought good catches of speckled trout and Red Drum.  Pictured below, is John Pitner, owner of The Coastal Cupboard (Belle Hall Shopping Center) with a nice Red Drum which he landed near Dewees Island.
